The retail spaces are located in an excellent shopping area in the heart of Apeldoorn and have been leased to Xenos and fashion store Capital on a long-term basis. The upper floors of the property offer ample potential for redevelopment. PRIROQ intends to realise five high-quality apartments here for sale. The retail spaces will remain in use as an investment or will be sold separately, depending on market conditions.
With this purchase, Prime Pitch and ROQ Vastgoed are taking the next step in their joint strategy, which focuses on transforming existing inner-city real estate into future-proof residential functions, combined with solid investments in retail real estate. "We see a continued strong demand for homes in attractive locations in the current market," according to the initiators. "At the same time, retail real estate in good locations offers an attractive direct return."
The decision to sell the apartments and not to rent them out is in line with the current market dynamics. The initiators indicate that the recent legislation on affordable rent has a negative effect on the return on rental apartments in this segment.
With this acquisition, PRIROQ underlines its ambition to contribute to the redevelopment of inner-city real estate in medium-sized cities with growth potential.
