On the IJsselkade in the center of Zutphen, a monumental office villa with coach house at the rear is being redeveloped into high-quality residential apartments. ROQ Vastgoed from Arnhem has acuired the unique object in a joint venture with investor and asset manager Prime Pitch from Amersfoort.

The villa from the 19th century is an iconic building, which was originally built as a private house. The national monument with plastered molding is part of the typical white city facade that is characteristic of the appearance of the city of Zutphen. The building has been used as an office in recent decades. The original residential function with historic allure is being restored in this unique residential building through the redevelopment. The space still breathes the atmosphere of yesteryear, thanks to the beautiful stucco ceilings, the authentic panel doors and other historical details. In addition, the magnificent view over the river IJssel offers future residents a unique experience of the city and nature. The coach house at the back, which has already undergone a major renovation, will also be transformed into a unique city house with a courtyard.
