Prime Pitch has conducted a strategic portfolio analysis for Generali Real Estate Investments (GREI), part of Generali Insurance. The aim of the analysis was to assess which assets GREI should dispose of and which (type of) assets could be added to the existing portfolio. The analysis consisted of description and evaluation ('screening') of the portfolio, with particular attention paid to the qualitative and quantitative properties of the assets, both in conjunction with each other (portfolio policy) and in relation to market developments (market policy) .
In addition, a clear investment objective has been established in close cooperation with GREI,. The portfolio has been analysed at asset level, but also at sub-portfolio level, in this case by asset class. Both the ideal composition of the entire portfolio as per sub-category has been determined by Prime Pitch. Short term actions have been identified for each asset, given the predetermined strategy. This led to concrete recommendations for the internal asset management department of GREI. The recommendations in the report provide the investor guidance for both daily management, as for the medium to longer term. It provides insight into the current state of affairs with regard to costs and revenues and shows how these can be improved in the short and medium term. In addition, recommendations have been made with regards to achieving the ultimately desired portfolio composition.
